Abstract; This study aims at the practical application of the seismic risk management methodology I proposed in the previous studies. For that sake, I conduct case studies that demonstrate the life-cycle cost effectiveness of earthquake preparations applied to various kinds of buildings in Tokyo. The LCC analyses take into account multiple seismic sources around the buildings, which are specified based on the latest seismic model constructed by the Headquarters of Earthquake Research Promotion. I also utilize current practical simulation models in the time-history based scenario analysis from a fault rupture to damage costs. On the other hand, I develop the computer program for LCC estimation, which performs the scenario analyses by the Limit Strength method. It requires less input data and provides faster computations than time-history analysis does. The program is equipped with the latest models required to LCC computation: seismic source models, attenuation relationship for response spectra, soil conditions all over Japan, damage models and so on. It is very useful in demonstrating the advantage of earthquake preparedness to building owners. (author abst.)
